Finding a home at a good price has become an increasingly complicated task in a real estate market where prices do not stop rising. For this reason, many buyers look for alternatives that allow them to access a more affordable house or apartment. One of the options to take into account are the bank housingor those from public auctions, such as those organized by the Treasury, where properties can be found from 24,600 euros.
These auctions include properties that have been seized for non-payment of debts or by judicial procedures, which explains why its starting price is lower than the average market value in the same area. In this way, interested parties can access more affordable homes, although they must bear in mind that in many cases they may need renovation.

Hacienda homes at auction from 24,600 euros

In Morón de la Frontera (Seville), 100% of the full ownership of a home located at 32 Murillo Street is being auctioned, with a valuation of 24,615.01 euros and a minimum bid of 2,461.50 euros. This two-story house has a total area of more than 113 square meters, distributed between the ground floor, with hallway, front room, living room and patio, and the upper floor, with three bedrooms, hallway and kitchen, as well as a roof terrace. The auction ends on November 3, 2025.

Also available at auction is a home in Aldea del Rey (Ciudad Real), located on Castilla Street, 1-D, whose full ownership (100%) has a value of 26,929.31 euros and a minimum bid of 2,692.93 euros. The house, located in the heart of the town, occupies an area of 144.50 square meters and is surrounded by other residential homes. The auction will remain open until November 10, 2025.

In Mula (Murcia), the Tax Agency offers the auction of 100% of the full ownership of an apartment located on Calle Don Pedro Luis, number 1, with a valuation of 31,341.90 euros and a minimum bid of 3,134.19 euros. The house, located on the first floor, has a constructed area of 60.41 square meters and a useful area of 43.45 square meters, and includes as an annex a storage room of 8.81 square meters. This auction will also conclude on November 3, 2025.

Finally, in the Granada municipality of Lújar, a large home located on Marqués de Estella Street, number 2, is being auctioned, with a value of 41,162.73 euros and charges of 20,221.04 euros. The property, of which 100% of the freehold is being auctioned, has two floors and a total constructed area of 181.68 square meters, built on a plot of almost 120 meters. The auction will remain open until November 3, 2025.

How to participate in Hacienda home auctions
The Tax Agency details on its official website the procedure to participate in public auctions of homes and other assets. Interested parties must register in the Auction Portala procedure that is carried out electronically using a digital certificate or the Cl@ve system. To do this, you will also have to provide an email address and a mobile phone number to receive notifications.
These auctions are open to natural and legal persons who have the legal capacity to contract and do not have restrictions established by law.
To bid on a home, you will have to make a deposit equivalent to 5% of the appraised value of the property, which is the amount indicated as the “minimum bid” in the advertisement for each home advertised. This deposit serves as a guarantee and is automatically returned if the participant is not awarded.
After entering, you will be able to access the bidding screen, where the bids submitted, the remaining time and the status of the auction appear in real time.
At the end of the period, the winner of the auction has 15 business days to pay the rest of the amount of the property. Furthermore, within the following five days you may request the formalization of the public deed of sale, for which you must pay an additional 5% of the award price.
If the deadlines or established conditions are not met, the deposit amount will be lost and the Auction Desk may award the home to the next bidder with the highest offer.
