Until now, housing purchase and sale prices were known through portals such as Idealista, Fotocasa and similar and did not reflect the real value of this type of transaction, but rather the offer prices, that is, what the sellers were asking for. The Notarial Statistical Portal offers for the first time the real purchase and sale prices registered before a notary, which eliminates speculation and gives a faithful image of the market.
This new digital platform publishes the real prices in a visual and interactive way, free of charge and available to all interested citizens: “Our data comes from an authentic source, the purchase and sale deeds that the notaries authorize,” explained the president of the General Council of Notaries, Concepción Pilar Barrio del Olmo, as reported by the newspaper El Confidencial.

The portal collects anonymous information registered in the Single Computerized Notarial Index, the second largest notarial database in Spain, with more than 170 million documents that, until now, were only shared with the Public Administration, says Barrio del Olmo: “It is open to everyone. We want any person, professional or institution, to find a reliable source to better understand the reality of housing in Spain.”
The platform is designed to facilitate navigation and research on the main indicators of the sector: type of property, construction, average price per square meter, number of sales, among other filters. The information is updated every month and offers a view of the last 12 months of activity in the sector.

This page offers the possibility of knowing the current situation of the real estate market (purchases made by foreigners, young people’s access to housing, among others). The evolution of multiple other factors can also be observed, thanks to the complete statistics of the last 12 years, and other sociodemographic indicators that can be very useful for the design and proposal of public policies in this matter, for example.
The keys to citizenship are free access to real, official and transparent data that are based directly on the sales deeds authorized before a notary throughout the territory, and that are collected at the exact moment in which the buyer and seller sign the document.

The two official sources from which the information on this type of operations mainly comes are, on the one hand, the General Council of Notaries (CGN), and on the other, the College of Registrars.
