The sale of homes grows 17.9 % in June and adds twelve months upwards

The sale of homes in Spain continues to grow month by month for 2025. According to the data published on Tuesday by the National Statistics Institute (INE), 59,021 operations were recorded during the June month, which makes it an interannual increase of 17.9% and thus chains twelve consecutive months of increases. Now, it must be said that the residential market has had strong ups and dowering throughout these months. The year began with an increase of 11% in January, which increased to 13.9% in February and raising a maximum rebound of 40.6% in March, which coincides with the demand recovery period after the adjustment lived in 2023.

In April, the rhythm was moderated to 2.3 %, that is, it continued to rise, but more slowly, although the highest figure was reached for that month since 2008. May again registered a double digit rise, this being 39.7 %, before the growth returned to a stable level.

Housing is 20% more expensive so far this year

By type of housing, the second hand continues to concentrate most transactions with 78.7% of the total, that is, about 46,451 operations and an interannual increase of 16%, thus accumulating ten months in positive. Now, the new housing grows, with a rise of 25.3% and 12,570 units sold in June, thus thirteen months on the rise. In other words, new homes gain quota, but the second hands remains the preferred option.

By housing regime, Free added in June 54,688 transactions, 92.7 % of the total, with a growth of 18 %. Protected housing operations also increased, 16.3 %, to 4,333, according to the INE.

Cantabria leads the increases

Territorial analysis reflects disparate behavior between autonomous communities. Cantabria led the increases, with 41.7%, followed by Aragon (37.7%), Castilla y León (35.2%), Basque Country (29.2%) and Catalonia (28.7%). In the Community of Madrid, one of the most active markets, the progress was 3.7 %, well below the national average.

The rebound of transactions comes just when interest rates have begun to lower, which has made access to housing easier as well as financing and has reactivated the purchase demand, especially in an environment of taking advantage of the rental and shortage of new housing. Both the new housing (–1.7%) and the one used (–3.8%) experienced a slight monthly setback, in line with the traditional seasonal volatility and the adjustment after several months of strong growth.
