The Community of Madrid confirms aid of up to 1 million euros for social housing in 2026

In 2026, the Community of Madrid has launched a new line of aid to promote the construction and improvement of housing for social rent or at an affordable price. This measure will allow municipalities to receive up to 1 million euros to develop projects that increase residential supply. A series of aid that is in line with the aid proposed by the Government to increase the affordable housing stock throughout Spain.

The program, managed by the Ministry of the Presidency, Justice and Local Administration, has a total endowment of 10 million euros and is aimed at municipalities with less than 20,000 inhabitants. It is possible to see all the information regarding these aids and also send requests to enter the award competition in the electronic headquarters of the Community of Madrid.

The objective is to increase residential capacity in areas with lower populations and facilitate access to affordable housing. There is not much left until the deadline to apply for this aid in its 2026 version, since the last day to request it is May 7, according to the web portal of the community chaired by Isabel Díaz Ayuso.

Aid of up to 1 million euros per municipality

The amount of the subsidy varies depending on the size of the municipality and the project presented:

  • Up to 500,000 euros for municipalities with less than 5,000 inhabitants.
  • Up to 1,000,000 euros for municipalities with between 5,000 and 20,000 inhabitants.

In addition, aid can cover up to 100% of the budget in smaller municipalities, which allows certain actions to be fully financed.

What actions can be subsidized

These aid are intended to finance investment projects that increase the supply of housing under a social or affordable rental regime.

Eligible actions include:

  • Construction of new homes.
  • Rehabilitation of buildings for residential use.
  • Adaptation of properties to be used for affordable rental.

Eligible expenses may be incurred from January 1, 2026 to June 30, 2028, the period in which the works must be completed.

Who can apply for these aids

The beneficiaries of these subsidies are exclusively:

  • Town councils of the Community of Madrid with less than 20,000 inhabitants.

Each municipality may submit a single application for a specific project, which must comply with urban planning and public procurement regulations.

Application deadline and requirements

The deadline to submit applications is one month from the day following the publication of the call in the Official Gazette of the Community of Madrid. Therefore, based on this, the last day to submit applications is May 7, 2026.

To access aid, town councils must:

  • Be up to date with payments with the Treasury, Social Security and the Community of Madrid.
  • Prove the availability of the land.
  • Have the necessary agreements from the municipal plenary session.
  • Justify the viability of the project.

In addition, they must complete the works before June 30, 2028 and justify the expenses before September 30 of that same year.

A measure to increase affordable housing

With this initiative, the Community of Madrid seeks to strengthen the supply of housing for social rental, especially in small municipalities where access to housing may be more limited.

These grants of up to 1 million euros thus represent a key tool for municipalities to promote residential projects and facilitate access to decent housing for their neighbors.
