One of the ways to find homes below their market value are seized properties, either by banks or administrations such as Social Security. In the latter case, more than 300 properties can be found at auction in different parts of Spain for less than 43,316.86 euros.
In these bankruptcy auctions Different types of properties are usually found, from apartments in urban areas to rural houses, including garages or premises. The entire process is public and any person with legal capacity can participate, with the only exception of those directly involved in the management of the procedure, such as the staff of the Executive Collection Unit or the appraisers.

Latest Social Security auctions
Currently, Social Security holds several properties up for auction throughout several Spanish provinces, accessible through its official portal in the ‘section’.Auction of Seized Assets‘. Among them are homes with various characteristics, prices and locations, some of them below the average market value.
Another notable property is 50% of the full ownership of an 86-meter house located in Barberà del Vallès (Barcelona), specifically at 48 Consell de Cent street, mezzanine. The apartment is distributed in a hall, dining room, kitchen, toilet, laundry room and three bedrooms. Its total appraisal value is 67,902.62 euros, with charges of 21,203.40 euros, and the auction will start from 46,699.22 euros. This home will go up for auction on December 10, 2025 in Barcelona.

Another home is located in Les Useres (Castellón), where a country house is offered located in Partida Perchet, with an area of 125 square meters and free of charges. This property is part of a joint lot with another registered property, with a valuation of 17,598 euros and an auction rate of 21,101 euros. The bidding will take place on December 17, 2025 in Castelló de la Plana.

For those who prefer to wait until 2026, there are also properties up for auction. In Villarcayo (Burgos), an 84.11 square meter home is up for auction, identified as the letter B of the building located on Pasaje del Soto street, number 1, second floor. The property has an appraisal value of 35,459.42 euros, with charges of 2,891.42 euros, and a minimum starting price of 32,568 euros. The auction will be held on January 14, 2026 in Burgos.

Another opportunity available already in 2026 is a home located on Calle Bot, number 18, in Montaverner (Valencia). It is a spacious house that has 229 square meters built on a 122-meter plot of land, distributed on the ground floor, attic, stable and corral. Its appraisal value amounts to 47,631.98 euros, with charges of 4,315.12 euros, while the auction will start from 43,316.86 euros, which is the disposal rate. The bidding will be held on January 21, 2026 in Alicante.

How to participate in Social Security auctions
Participation in Social Security home auctions is simple, although it requires completing certain steps. To present an offer, it is necessary to go to the public event with a copy of your DNI, passport or other valid identification document, in addition to the envelope that will contain the proposal if you choose this modality.
Before entering the bid, interested parties must make a prior deposit by means of a check payable to the General Treasury of Social Security. Its amount depends on how the offer is presented:
- 25% of the starting price if the offer is in a sealed envelope.
- 30% of the starting price if you bid verbally during the event.
The official Social Security auction portal also reminds us of several points to take into account if you want to participate:
- The successful bidder assumes any prior charges that may exist on the property.
- Bids can be submitted up to the day before in a sealed envelope or live during the auction.
- The good is awarded to the highest bidder, as long as the bid reaches at least 60% of the starting price or covers the outstanding debt.
- If the property is vacant, a second auction can be called, accepting offers from 50% of the starting value.
- The successful bidder has five business days to complete the payment. If you don’t, you will lose your deposit.
- Those who are not successful will fully recover their deposit once the auction ends.
