Barcelona City Council has activated a new call for subsidies for a total of 3.2 million euros with which it aims to promote the rehabilitation of the built stock and the improvement of the urban landscape in 2026. These grants can reach 70,000 euros as long as a series of requirements are met.
The aid line is managed by the Municipal Institute of Urban Landscape and Quality of Life and is structured into several programs that aim to achieve heritage recovery, urban renaturalization and the improvement of businesses.
However, there are limits of 50% of the eligible cost per project. As appears in the bases of the subsidy, which can be read in the Official Gazette of the Province (BOP) the idea is to promote the restoration of buildings for the recovery of heritage with environmental sustainability criteria.
There is a key point that is the integration into the landscape of the party walls, that is, the so-called ‘blind walls’ that remain when a building is demolished.
What works does the help of Barcelona City Council cover?
The call is intended to rehabilitate the party walls that can be seen from the street or from certain points and the work carried out will have to have an architectural integration and thermal insulation project. The idea is that in no case is the tone of the landscape broken.
Another of the intentions sought with this aid is to meet the energy efficiency criteria.
The project, in addition to these points, proposes working on new openings such as windows, balconies or openings on ground floors as long as the surface is equal to or greater than 4 square meters, the amount allocated will be 50% of the cost up to 70,000 euros.
On the other hand, when the work is minor, with the actions necessary to achieve landscape integration with insulation but without openings, the aid drops to 30% with a limit of 30,000 euros.
Requirements to be able to collect aid
The call establishes several technical and administrative conditions that must be met by those who intend to apply for one of these financial aid from Barcelona City Council.
- Mandatory prior technical report.
- Works license in force during execution.
- Buildings more than 10 years old, except for some exceptions that must be approved.
- Minimum occupancy of 70%, in residential areas.
- Minimum investment of 1,000 euros per file.
- Commitment to maintain the actions for at least 5 years.
Owners, tenants or neighborhood communities may request them, but they must present a project or report along with a detailed budget.
Deadlines and how to submit applications
The process is articulated in several phases, from when the technical report is requested to the final justification of the works. The application period is open until November 16, 2026 and the start of works must be before March 31, 2027, with an execution period of 3 years from when they begin.
It is important before requesting it to know what the news is, and in this case there is an interesting point which is the cumulative increases. That is, whoever installs a photovoltaic installation will add a 10% more subsidy (10,000 additional euros).
In large party walls, the cap increases another 20,000 euros and if thermal insulation open to the diffusion of water vapor is chosen, 10% is applied and will again add 10,000 euros more to the cap.
