An 80-year-old widow sells her 380,000-euro house for only 80,000 to a couple who are friends of the family and Justice annuls the operation years later: they took advantage of her vulnerability

Selling a home below its price can generate certain problems with the Treasurybut it can also end up in court if it is suspected that it was not done freely. And this is what happened with the sale of the house of a widow over 80 years old in France who closed the purchase and sale of her country house valued at almost 380,000 euros for just 80,000 euros to a couple who are friends of the family. Seven years later, Justice has ended up annulling the operation considering that they took advantage of his state of emotional dependence.

According to information published by the French media Figaro Real Estatethe elderly woman met the Ronciers, a couple in their forties, several years before the sale. Over time they established a relationship of trust and friendship, to the point that they occasionally helped take care of her husband, who was bedridden.

However, the elderly woman’s personal situation worsened in 2018. In a few months she lost her 47-year-old son, her husband and also her pets. According to those close to her during the judicial process, the woman was completely emotionally devastated and began to feel alone and vulnerable. It was then that he agreed to sell the country house and the rural accommodation business associated with the property.

The property was worth almost five times as much

The operation was formalized through a life annuity. The couple initially gave 80,000 euros and also committed to making annual payments of 6,000 euros later converted into a care benefit.

In exchange, the widow would retain the right to continue living in a small attached home located within the property.

As the elderly woman later explained in court, the buyers promised her that they would take care of her “like children”: they would help her with shopping, her animals, medical appointments and all administrative procedures.

But as the months passed, the relationship deteriorated, the woman began to feel abandoned and claimed that the couple never really fulfilled the promises they had made to convince her to sell.

The situation became even more controversial when a real estate agency later valued the property between 370,000 and 380,000 euros, well above the 80,000 euros that the widow initially received.

In addition, the elderly woman claimed to have subsequently lent more than 85,000 euros to the couple to help them with the renovations of the property.

Justice considers that there was emotional abuse

At first, a court refused to annul the operation, considering that the woman had signed freely and with full knowledge of the sale, especially since several months passed between the agreement and the final signature before a notary. However, the Montpellier Court of Appeal completely changed the criterion in July 2025.

The judges considered an “abuse of the state of dependency” of the elderly woman proven and concluded that the buyers took advantage of her emotional fragility to obtain a “manifestly excessive” economic advantage.

The ruling ordered the country house to be returned to the widow and sentenced the couple to repay more than 30,000 euros corresponding to transfers and checks received from the octogenarian, in addition to paying another 5,000 euros for moral damages.

The court also ordered a new appraisal to calculate how much the buyers would have to pay for having occupied the home for all these years. The couple has now appealed to the French Court of Cassation, although there is still no date set to definitively resolve the case.
